Dear Glenwood Reserve Homeowners,
As you are aware, we have reached a milestone at Glenwood Reserve! We are now a homeowner led HOA! This is an exciting time and I’m happy to be a part of it. Since our March meeting Glen and I have been working to get caught up on the goings on with the HOA and getting things set up for our success as your Board of Directors. We still have a lot to learn, and we appreciate your patience during this transition.
Above are the meeting minutes from the March 2021 meeting along with the Action Items. There are quite a few action items we are still working on getting answers to. My intention is to provide updates on our new website and via email as we have updates to share. As a matter of fact, these documents are already there! In addition, to the attached documents, you will find all the documents for the neighborhood, ARC forms, declarations and much more. Feel free to peruse the site and send any suggestions our way! Since the meeting there was a concern brought to our attention regarding the Maronda Homes for Sale sign located near the Glenwood Reserve Marquee. Concerns raised were the potential diminished property values based on the price point on the sign, the appearance that this is a Maronda Homes community and possible security issues due to the increased traffic.
After some research with the county, I learned that the HOA has been provided an easement from the landowners on those corner lots (Grand and Glenwood Reserve) to allow our marquees and the maintenance of them, along with being able to provide the water and electric for them. We also pay an annual permit to have them there. Outside of those easements, we do not have any jurisdiction on what signs are put on a private landowner’s property. The good news is, the faster Maronda can sell those homes, the faster the sign comes down. In regard to diminished property values, I can tell you that those signs put the very bare bottom prices on them to lure people in, the closed prices will likely be much higher. Additionally, competitive market analysis of recent sales in the area dictate property value, not for sale signs.
In regard to security, I’m open to suggestions. I’m pretty sure Maronda would be willing to help. In fact, we are working with them now to fully re-landscape the front marquees, along with painting them, at no cost to the homeowners. Additionally, they are going to take a look at the community area and see if they can help with cleaning that up and bringing in some new tables for us. They really are trying to be good stewards of the neighborhood.

In the coming week or so, the Board will be meeting with the ARC to determine their processes and get them up to speed. Glen and I will also be meeting to gather our thoughts around the next meeting.
